LRT Jakarta Phase 1D
LRT Jakarta Phase 1A started operating in 2019 and has a 5,8 km (3,6 mi) line serving six stations, from Pegangsaan Dua in North Jakarta to Velodrome in East Jakarta. It is going to be extended 6,4 km to Manggarai from Velodrome, which will be finished in 2026, so it will have a total distance of 12,2 km. LRT Jakarta is operated by LRTJ, a subsidiary of Jakpro. LRT Jakarta Phase 1D is an extension route from the existing, that connects Dukuh Atas to Pesing, consisting of an 11,8 km line serving 13 stations. Phase 1D development and construction will cost around IDR 13,4 trillion.

As part of the transit nodes in the Center of Jakarta, Sudirman Station is one of the mass transportation infrastructure that contributes to a large number of passenger (with average 30k-40k passanger / day), which is located in TOD Dukuh Atas that offers one of the largest transit nodes in Jakarta. Through the station revitalization, it aims to improve accessibility, safety and passenger capacity within the station as well as to Dukuh Atas area, to create a seamless mobility. Sudirman Station is recorded as one of the busiest commuter station with top 3 highest numbers of passengers in Jakarta. Located in the heart of Jakarta, the station links to other public transportations such as BNI City Airport Train Station, Dukuh Atas BNI MRT Station, Dukuh Atas LRT Jabodebek Station, and Dukuh Atas TransJakarta Bus Stop. In need of revitalization, the station will be transformed into a highly commercialized station to support lifestyle through retail shops, exhibition, and advertisement, along with its main function as an operating train station in order to accommodate a potential higher traffic as well as to create a seamless connectivity and mobility. This revitalization aims to establish an iconic integrated station design, which will be the first precedence for other  potential integrated stations in Jabodetabek.

Lebak Bulus Park And Ride & Mixed-Use Development
TOD Lebak Bulus is one of the 5 areas in Jakarta that is designated as Transit Oriented Development Area by DKI Jakarta Government which is located in South Jakarta and acts as The Gate of South of Jakarta. As part of the development in TOD Lebak Bulus, this mixed use development aims to be a catalyst for the development in Lebak Bulus areas. Located in the South of MRT Jakarta Depot and Lebak Bulus Station, this site was previously a bus terminal and currently utilized as a parking area. As a catalyst for the development in Lebak Bulus areas, PT MRT Jakarta (MRT Jakarta) as the shareholders of PT Moda Integrasi Transportasi Jabodetabek (MITJ) appointed MITJ to develop the land. MITJ then initiates a mixed use development for this specific site which also combines the park and ride, in order to present a seamless pedestrian-oriented and public transportation modes. This development incorporates parking area, communal space, commercial and residential functions with various supporting facilities, wrapped in a concept of architectural space that is modern, environmentally friendly, and advanced in the latest technology.

RT Jakarta, in its development of transit-oriented areas and its role as a district manager, envisions providing affordable housing within TOD areas with easy access to public transportation modes. Starting with the Transit-Oriented Area of Cipete, Alaspadu Cipete (a co-living) offers residences located directly adjacent to the MRT Cipete Station. Spanning 627 m2 of land with a Gross Floor Area of 1,120 m2, it comprises co-living units and commercial spaces, with a total investment value of USD 936,000. We invite partners and potential investors to participate in realizing Alaspadu Cipete through equity participation, as well as co-living operator partners who can collaborate in operations and investment. Alaspadu Cipete will serve as a catalyst in providing affordable housing within TOD areas, supporting accessibility and mobility for commuters.

The "XGL Mixed-use" project, with a budget of USD 57.3 million, is set to revolutionize urban living with its innovative design and strategic location. It will be the first mixed-use development seamlessly connected to an MRT station on the underground level at "Pintu Besar Selatan" Street in Kotatua. Spanning over two development plots, this project will rise more than 20 floors, integrating functions such as a hotel, service apartments, retail mall, cultural and exhibition spaces, and MRT Jakarta connectivity. Positioned as a new cultural and commercial hub in the Glodok old town area, it promises to enrich the urban landscape with its dynamic offerings. In this endeavor, we invite partners and prospective investors to join us in realizing the vision of XGL Mixed-use through equity participation. We are actively seeking partners who will contribute to the planning, development, and execution of this project, including mall operators, hotel operators, and service providers. Together, we aim to create a landmark destination that not only meets the needs of the community but also sets new standards for urban development and cultural enrichment in Kota Tua.

The Jakarta Sewerage System is listed as one of the Priority Infrastructure projects. The project is part of the Jakarta Sewerage System program that intends to develop and manage domestic wastewater treatment in 15 zones, including zones that are currently in operation. The overall objective of the project is to improve the environmental situation in Jakarta Zone 8 by collecting and treating 80% of the domestic wastewater generated in the service area and discharging the treated wastewater in line with applicable environmental standards and regulations. It is anticipated that the remaining 20% will be covered by onsite septic tanks, with regular emptying and sludge treatment. This would result in 100% sanitation coverage in Zone 8. The stakeholders of the project are the Special Capital Region of Jakarta, national and regional agencies, Jakarta Sewerage Authority, Perumda Paljaya, and the Water Utility, Perumda PAM Jaya. Zone 8 constitutes the continuation of augmenting sewer based domestic wastewater services, potentially funded by third parties.

In 2012, JICA developed a revised master plan which aimed to provide conventional sewerage services to 80% of the city. This plan, with a scheduled completion of works in 2050, divided the city into 15 sewerage zones. Works on the first stage commenced with Japanese Government loan funding for three zones which includes Zone 0, Zone 1 and Zone 6. Zone 5 is a continuation of the augmented sewer based domestic wastewater services, with a potential to be funded by third parties. Zone 5 is of strategic importance, bordered in the North by the coastline and the port of Tanjung Priok and extending into Kemayoran district. Many significant high-rise buildings are located in the zone, including numerous apartment blocks, shopping and commercial complexes, and light industrial areas. The Detailed Engineering Design (DED) of DKI Jakarta Sewerage Zone 5 was prepared by Virama Karya in 2016 (under Perumda Paljaya). Jakarta Sewerage System (JSS) Zone 5 covers an area of about 3,439 ha and consists of 20 sub-districts (Kelurahan) in 5 districts (Kecamatan) in North and Central Jakarta municipality (DKI Jakarta). The location of the Wastewater Treatment Plant (WWTP) for the zone is on the east side of Waduk Sunter Utara, with an available area of about 4.6 ha. The land use classification in the Municipal Spatial Plans of DKI Jakarta 2030 (Peraturan Daerah Provinsi DKI Jakarta Nomor 1 Tahun 2012 tentang Rencana Tata Ruang Wilayah Jakarta 2030) is used as reference for the JSS Zone 5 concept design. Potential customers and connections in Zone 5 are estimated from the land use as described in Table 1. But for the purpose of further detailed design, it is recommended to conduct a baseline survey to indicate the potential connection for every sewer line route in the area. The estimated investment cost of JSS Zone 5 is 6.730.900 million rupiah consisting of 1.260.500 millions rupiah for the WWTP and 5.470.400 millions rupiah for the sewerage system.

PAM JAYA and the DKI Jakarta Provincial Government are committed to reducing the level of non-revenue water (NRW) to 30% by 2030. District Metered Area (DMA) is required as an approach to control water losses and reduce NRW. DMA is a closed or isolated water service area within the distribution network equipped with measuring devices. This allows for the calculation of NRW obtained from the gap between the water supply and the water consumed by customers. Currently, PAM JAYA still uses the PA (permanent area) and PC (primary cell) systems, which have a larger area compared to the DMA and are not perfectly isolated, thus unable to control the amount of water distributed optimally. The NRW Project Management Office proposes NRW reduction projects with an investment value of 981.7 billion Rupiah, in the form of the establishment of District Meter Areas (DMA) of 138 DMA and Rehabilitation of 658 Km Network Pipelines in 14 areas with NRW targets at the level of 30%. The project is expected to save water losses in the distribution network by 917 liters per second, as well as additional revenues of 140.5 billion per year.

PAM JAYA currently implementing transformation program, PAM JAYA Reborn. One of the exciting initiatives is transformation on asset management to maximize the value and performance of the assets. PAM JAYA has 14 potential lands and buildings that currently non-productive across Jakarta area and most are located on prime location. The plan is to optimize the land by converting into driving range, entertainment facilities, sport center. PAM JAYA owns 4.284 sqm non-productive land at Cilandak area which is one of the prime locations in South Jakarta surrounded by residentials, office buildings, malls, and hotels. PAM JAYA sees the opportunity to provide sport facilities amongst the area like Driving Range including the Club House, promenade and coffee shops. It offers alternative destinations for residents and office workers to get healthy and socialize at the same time.

PAM JAYA is implementing a transformation program known as PAM JAYA Reborn, which aims to improve asset management to maximize the value and performance of its assets. Currently, PAM JAYA has 14 non-productive assets, including land and buildings, in Jakarta. Many of these assets are located in strategic locations, and the plan is to convert those assets into offices, residential spaces, and entertainment facilities. PAM JAYA has 6.425 m2 of non-productive land in Dharmawangsa, South Jakarta. This area is strategically positioned, surrounded by offices, a function hall, a restaurant, and cafes. Furthermore, it is easily accessible as it is located within the Transit Oriented Development (TOD) zone, allowing residents and visitors to use the MRT for convenient access.

This project builds 2 (two) modern condominium towers in the JIEP management complex, an industrial strategic place at the center of East Jakarta with around 3.7 Ha. The condominium will target middle-class individuals, providing facilities such as swimming pools, fitness centers, mini markets, and eco-playgrounds. This condominium is also supported by a security system with advanced technology, easy to access, and close to public transportation. Hence, the variety of facilities and infrastructure will lure investors into developing businesses and supporting the creation of a one-stop living concept in the JIEP-integrated area. The potential rivalry from similar integrated zones in Sedayu City Kelapa Gading, along with the high demand for vertical residential housing and the limited availability of condominiums in East Jakarta, makes the development of condominiums in the JIEP complex management land a favorable choice for business expansion in the area.

This project represents a transformation of the functions of the Jakarta Experience Board - JXB hotel assets (owned by PT. Jakarta Tourisindo), which have shown limited growth from the hotel business perspective. We recognize the current opportunities within the gaming industry and the increasing popularity of E-Sports in Indonesia, particularly in Jakarta. In 2024, JXB is actively pursuing the development of the E-Sports ecosystem in Jakarta, foreseeing the future need for training facilities for E-Sports communities or teams. These assets will be converted into an E-Sports Hotel and Academy, and the collaboration will take the form of a concession with potential partners through land leasing or Build Operate Transfer (B.O.T). The E-sports audience experiences annual growth of 14-18%, with the global E-sports audience reaching 540 million in 2023, where 30% are in Southeast Asia, Korea, and Japan. In Southeast Asia, Indonesia ranks first in terms of audience numbers, followed by the Philippines, Vietnam, and Thailand. Looking at data specifically from Indonesia, especially Jakarta, the E-sports industry has seen rapid development in recent years. Jakarta has emerged as the E-sports hub in Indonesia, witnessing significant growth in the number of players, tournaments, and communities. According to available data, Jakarta hosts the largest E-sports community in Indonesia, followed by Medan and Surabaya. Therefore, there is a need for a venue to cater to E-sports enthusiasts in Indonesia, particularly in Jakarta. The planned E-sports center aims to be a one-stop destination for gamers of all levels, not just for players but for everyone interested in E-sports. To build the existing ecosystem, the E-sports center will provide facilities such as arenas, studios, lounges, and gaming hotels for infrastructure and tournament hosting, fostering a conducive environment for events.

This project represents a transformation of the hotel assets of PT. Jakarta Tourisindo, which has shown limited growth from the hotel business perspective, but possesses high-value assets along the main road of Jl. Letjend Suprapto, Cempaka Putih. These assets are adjacent to Holland Village, a Mixed-use building comprising residential, office, and hospital facilities. Therefore, the potential for the commercial business market is significant. These assets will be converted into a commercial compound, and the collaboration will take the form of a concession with potential partners through land leasing or Build Operate Transfer (B.O.T). One of the challenges faced by Jakarta residents is the distance between their homes and places of activity, such as shopping centers, recreational areas, and weekend destinations. Currently, commercial activities are centralized in South Jakarta and its surroundings, where many new venues like creative space compounds, cafes, restaurants, and other commercial areas are being developed. However, residential areas are not limited to South Jakarta alone. C'One in Cempaka Putih, located in Central Jakarta, aims to meet the needs of Central Jakarta residents. In addition to food and beverage facilities, there are also other commercial functions available. The commercial compound on these assets can be developed for retail business activities, entertainment spaces, co-working facilities, and other purposes.
